Why Consumers Should Always Use a REALTOR when Selling a Property

The most important part of investing in selling real estate is knowing the value of property.   You can’t always tell what values are by the homes that are currently for sale.  You need to know what the sold comps are, what concessions were paid, what condition homes were in and any other circumstances.  The only way I know how to get all of this information is to hire a REALTOR® who has a fiduciary duty to help and protect you.

Increase on Listings: The 22.8% increase in listings is welcome news for buyers, but it is largely due to homes taking longer to sell due to tighter affordability. In 2023, the national annual median price for homes for sale is expected to increase by 5.4%, which is a slower pace compared to 2022.

Don't be intimidated by the plumbing. The fixes are straightforward, even if you don't have any plumbing experience...SAVE MONEY

Grab the leash and walk your dog. Your body — and your pooch — will thank you!

Take your kid (or your spouse) for a walk. It’s an excellent way to get some face time without screens. Keep it fun by exploring new neighborhoods or turning your walk into a scavenger hunt.

Hit the mall. Are you shivering (or sweating) at the idea of walking outside? Take a fast stroll around the mall instead. Window shop, people watch and get active in a climate-controlled environment.

Walk and talk. Even if you’re glued to your phone for work calls, you don’t have to be glued to your chair. Make it a habit to talk and walk. Some workplaces have walking paths to make it even easier to burn while you earn.

Tune into fitness. Retrain your inner couch potato. Walk or jog in place, do yoga or lift weights, or walk on the treadmill at the gym while you watch your must-see TV shows.

Ditch the car. Spare yourself the parking stress and log some more active time by parking farther away (or even leaving the car at home) and walking or biking to your destination.

Take the stairs. The elevator may go up — but it doesn’t make your heart rate climb. Take the stairs when you can, even if just for a floor or two. And don’t ride the escalator – climb it. Those can be active steps, too!

To help you establish the habits you desire, try these tips:

#1 Engage in the "why" game to understand the motivations behind your actions. This can help you stay committed to your goals.

#2 Consider what external factors may be holding you back and work to remove those barriers.

#3 Visualize the end result you want to achieve, focusing on the positive outcomes rather than any temporary discomfort you may experience while working towards your resolutions.

#4 Break down your larger goals into smaller, achievable steps known as process goals. This can help you stay on track and make progress towards your overall objective.
